OK - THIS IS MY BLOG, SO I GET TO EXPRESS MY OPINION!
In a schol year like this one (2008-2010) when enrollment is up 30%, having sdtudent housing as an invetment can be terrific! Students were actually bidding against each other for apartment space at the beginning of the year. Increasing enrollments in colleges and universities (and all institutitons of higher education) traditionally DO go up when the economy struggles.
There are so many variables to consider when being a landlord, and here are a few:
Be sure your mortgage payments are not higher than your collected rents. (Wasn't THAT astute!) No one wants to be operating in the RED! To keep your apartments full you have to have either the best location or the best, student-friendly rents. It helps to have a property that isn't the city slum, too! Consider that stduents are not usually in town over the summer.
In my HUMBLE opinion, the best investment in town is for married student housing. While there is enough single-student housing, married students often have to rent as far away as Nephi.
